A Residential Roofer Is Not a Commercial Roofer

The two disciplines share the word roofing but the systems, code requirements, project management, insurance levels, and warranty structures differ substantially. A contractor whose entire portfolio is single family asphalt shingles is not the right partner for a 30,000 square foot single ply membrane on a strip retail center.

Licensing Differences in Florida

Florida licenses roofing contractors under multiple categories. A Certified Roofing Contractor license (CCC) covers most residential and commercial roof systems statewide. A Certified General Contractor license (CGC) covers all building work including roofing. A Registered Roofing Contractor license (RC) is a regional license that may not cover commercial work in all jurisdictions.

Insurance Levels

Residential roofing contractors typically carry $1 million in general liability. Commercial work routinely requires $2 million or more, plus a separate umbrella policy. Request a current certificate of insurance naming the property owner as additional insured before mobilization.

System Experience and Manufacturer Certifications

Commercial roof systems include single ply membranes (TPO, PVC, EPDM), modified bitumen, built up roofing, metal panel systems, and hybrid systems. Each manufacturer (Carlisle, GAF Commercial, Firestone, Versico, Sika Sarnafil, Johns Manville) requires installer certification for the warranty to be issued. Ask the contractor for certification documentation specific to the system being installed. A residential shingle contractor cannot legitimately offer a Carlisle Gold Star warranty on a TPO project.

Project Management Capacity

A residential reroof completes in one to three days with one crew. A commercial project of similar dollar value may run six to twelve weeks with multiple trades coordinated, mechanical equipment lifted and reset, electrical disconnects and reconnects, gas line accommodations, and rooftop unit warranty preservation. The contractor needs project management capacity proportional to the scope, including a dedicated superintendent, daily reporting, and submittal management.

Code and Inspection Differences

Florida Building Code commercial provisions differ from residential. Wind uplift ratings, fire classification (Class A required for most occupancies), insulation R value requirements, and inspection sequencing all differ. Tampa Bay jurisdictions typically require a pre-cover inspection on commercial projects that residential work does not trigger.

Warranty Structure

Residential roof warranties are typically a manufacturer materials warranty plus a contractor workmanship warranty. Commercial warranties are often a single manufacturer system warranty (15, 20, 25, or 30 year) covering both materials and workmanship if the contractor is certified. The system warranty requires annual inspections and proof of maintenance to remain in force, the warranty obligation extends to the property owner not the contractor.
